I own a short‑term rental property and I’m transitioning away from a management company that currently handles my online bookings and listing. I have an existing, proven Airbnb listing (managed by them) that you can use as a template, so you do not have to start from scratch.

I need an experienced virtual assistant to rebuild and manage my listings under my own accounts on Airbnb, Vrbo, and Booking.com. You will handle listing creation based on my current template, ongoing optimization and weekly refreshes, guest communication, calendar and pricing management, and simple reporting. I will continue to handle all on‑site operations (cleaning, maintenance, supplies).

This is a long‑term, part‑time role focused on keeping the listings performing well in search, priced correctly, and consistently booked.

Responsibilities

•Build and launch listings (using my existing template)

• Use my current Airbnb listing (text, photos, rules) as a starting point to:

• Rebuild the listing under my own Airbnb host account.

• Create matching listings on Vrbo and Booking.com, adapting wording to each platform.

• Rewrite and improve copy where needed so it is clearly my own listing (not a direct copy of my current manager’s text).

• Ensure details are consistent across platforms while optimizing titles and descriptions for each site’s algorithm.

• Ongoing listing optimization & weekly refresh

• Refresh each listing at least once per week (small but meaningful edits to titles, descriptions, or photo order) to keep the listings active and performing well in search.

• Test and suggest improvements to titles, descriptions, and photos to increase views and conversion.

• Monitor listing health (views, conversion rate, search ranking indicators, reviews) and propose changes.

• Pricing and revenue management

• Provide weekly price forecasts and recommendations based on demand, seasonality, local events, and comparable listings.

• Adjust nightly rates, minimum stays, discounts, and promotions on Airbnb, Vrbo, and Booking.com according to an agreed strategy.

• Identify and fill gaps with tactics like last‑minute discounts, extended‑stay discounts, and weekday/weekend differentiation.

• Calendar & reservation management

• Maintain accurate calendars across all three platforms and prevent double‑bookings (using iCal or a channel manager I may add later).

• Block owner‑stay and maintenance dates on request.

• Review booking requests, screen guests, and accept/decline using my criteria.

• Guest communication

• Handle all guest messaging on Airbnb, Vrbo, and Booking.com using templates and guidelines I provide (including material from my current listing).

• Maintain fast response times and a friendly, professional tone that matches my expectations.

• Escalate potential parties, rule violations, damage, or emergencies to me with clear details and recommendations.

• Coordination with cleaners / operations

• Maintain a turnover schedule based on confirmed bookings.

• Notify my cleaner/local team of new bookings, changes, and special notes.

• Reviews & reputation

• Request reviews from guests on each platform and respond to reviews in my voice.

• Track common feedback themes and suggest adjustments to the listing or guest experience.

• Reporting

• Maintain a simple spreadsheet/report with revenue, occupancy, average nightly rate, and key pricing/listing changes by platform.

• Provide a brief monthly summary of actions taken and recommendations for the next month.

Requirements

• Proven experience building and managing short‑term rental listings on Airbnb plus at least one of Vrbo or Booking.com (ideally all three).

• Strong written English and ability to take an existing listing as a template and improve it for each platform.

• Solid understanding of:

• How Airbnb, Vrbo, and Booking.com rank and surface listings.

• STR pricing (seasonality, demand, minimum stays, promotions).

• Comfortable with:

• Airbnb, Vrbo, and Booking.com host dashboards (calendar, pricing, messaging).

• Google Sheets/Excel for tracking and reporting.

• High attention to detail and reliability—especially with calendars, pricing, guest screening, and weekly refreshes.

• Ability to respond to guest messages quickly during agreed‑upon hours (including evenings/weekends U.S. Eastern Time).

• Experience with channel managers or tools like Hospitable/Guesty is a plus but not required if you are willing to learn.
